About Our Deed Preparation Services
We help two (2) types of clients with our deed preparation services.
The first is property owners who we help with title changes/transfers. Common examples of this are intra-family transfers such as adding (or removing) a spouse, parent or child. To help these clients, we need to research the current status of title to the property. We advise on how to make the desired title change as well as all of the costs involved. If a transfer tax exemption could apply, we assist the client in meeting it. We prepare the deed, handle the signing (if requested) and process the recording of the deed in the land records (again, if requested).
Pricing depends upon the extent of the services required… whether we’re preparing the deed only or providing full service. Payment is handled through this site via our LawPay account. You pay into our trust account up front and we earn the agreed fee by completing the work for you.

The second type of client we help is title companies who need a MD or DC licensed attorney to prepare deeds for their transactions (purchase and sale transactions as well as title changes). With these clients we simply prepare the deed as requested… the title company handles everything else.
Pricing for title companies is wholesale with flat-fee billing arranged in advance. Payment is due after settlement.

Most people know that a deed is used to transfer real estate from a seller to a buyer in a purchase and sale transaction, but there are many other circumstances where a deed might be required:
- adding someone to title or removing someone from title
- transferring property to heirs as part of the administration of an estate
