Deed Preparation Services

For Property Owners

We help property owners with title changes/transfers. Common examples of this are intra-family transfers such as adding (or removing) a spouse, parent or child; estate planning deeds such as transfers to living trusts or life estate deeds; and corporate transfers such as parent and subsidiary deeds or LLC transfers. To help these clients, we need to research the current status of title to the property. We advise on how to make the desired title change as well as all of the costs involved. If a transfer tax exemption could apply, we assist the client in meeting it.

Pricing depends upon whether we’re preparing the deed only or providing full service. With full service, we prepare all of the paperwork and deal with all aspects of the recording process. Signing/notarization is not included in our full service pricing unless you come to one of our offices. We can coordinate remote in-person signing and even remote online notarization — for an additional fee.

For Title Companies

We also help title companies who need a MD or DC licensed attorney to prepare deeds for their transactions. This would be for purchase and sale transactions as well as for title changes. With these clients we simply prepare the deed as requested… the title company handles everything else.

Pricing for title companies is wholesale with flat-fee billing arranged in advance. Payment is due after settlement.

Most people know that a deed is used to transfer real estate from a seller to a buyer in a purchase and sale transaction, but there are many other circumstances where a deed might be required:
