What we need: In order to provide an accurate estimate, we need the property information, who is currently on title and their status, who is coming off or being added to title, and the relationship of all the parties involved.
What we do: We pull the current deed and confirm how the property is titled; we determine the status of all owners; and then we discuss with you how to best make the desired title change. In many cases we can structure things so that a transfer tax exemption applies, potentially saving the client thousands of dollars.
What happens next: We’ll send an estimate which includes a breakdown of all costs, the terms of our representation, and instructions on how to make payment to our trust account. Once retained we’ll turn around the deed prep portion within 3-5 business days. The recording process takes longer.
